Managing units on behalf of an owner is a different job from managing owner-occupied maintenance dues, but most software treats it as an afterthought — a free-text note on a spreadsheet, or a "tenant" field bolted onto a unit record with nowhere for the money to actually go. Whose money is it while it sits uncollected? What happens when the rent goes up? Does a late tenant's penalty get mixed in with maintenance income the auditor is going to ask about?

Nizam's Rentals feature answers all three by construction, not by convention. Rent bills flow through the exact same billing engine as maintenance — the same payment collection, receipts, and outstanding-dues tracking — but the money itself lands in a dedicated owner-payable wallet, kept deliberately separate from a resident's own advance-deposit wallet. It stays out of your income statement by default, and only counts as your own income if you explicitly mark a lease that way. Rent changes are preserved as dated revisions, so a rent increase never rewrites a bill that already went out. And when it's time to pay the owner, it's one settlement, in cash or bank transfer, with a screenshot attached and a full history behind it.
